Your responsibilities

  • Own and manage strategic contractor negotiations regarding future project pipeline bundling / consolidation opportunities to reduce overall program cost of works.

  • Close liaison with JLL’s EMEA regional team regarding Ireland project forecasting, upcoming pipeline and potential cost reduction opportunities.

  • Leading the Change order management on rest of Europe, delivery together with Site leads and PM’s the structure and system to assure CO mechanize in place.

  • Accountable on Cost saving KPI (vs benchmark and avoidance), working together with the PM’s to achieve our yearly targets.

  • Develop a close collaborative working relationship with JLL’s delivery partner.

  • Ensure the overall procurement / commercial mode of operation meets both JLL’s and client’s expectations.

  • Oversee contractor pricing is in line with or below Schedule of Rates.

  • Ensure client’s project target costs are achieved.

  • Ensure project Costs of Works are at or below market rates

  • Support quarterly cost avoids / savings / benchmarking reporting for EMEA region.

  • Attend and deliver client presentations

  • Manage commercial and contractual relationships with contractors, problem resolution.

  • Participate in design and feasibility phases of the projects – preparing budget estimates, orders of magnitude.

  • Identify, pre-qualify, onboard & train new contractors per site & per discipline.

  • Prepare project-specific pricing templates based on BOQs from designer.

  • Identify contractors for specific project bids & agree bid list with client / JLL PMs.

  • Engage contractors about upcoming projects and schedule / manage pre-bid meetings.

  • Issue pricing templates, scope, design, site documents etc. to contractors.

  • Contractor scope clarifications & guidance on exact pricing requirements.

  • Receive, collate & analyze contractor pricing proposals at detailed line-item level.

  • Confirm all scope included in contractor pricing - validate assumptions & exclusions.

  • Validate contractor pricing is per Schedule of Rates where applicable.

  • Identify lowest contractor cost per line item & develop cost negotiation plan.

  • Negotiate costs with contractors to drive down project Cost of Works.

  • Receive, collate & analyze updated contractor proposals & revisions.

  • Collate final contractor bid data into project proposal template for client review.

  • Document upfront cost avoids and negotiated savings achieved to show client value for money.

  • Send project proposal template to client and present / explain cost details to client.

  • Follow-up and close queries, clarifications, and other actions from client meetings with contractors.

  • Manage project cost proposal revisions & updates.

  • Negotiate subcontract terms with contractors.

  • Liaison with JLL’s other client account teams to gather best practice and cost benchmark data.

  • Provide help, support, tools and procedures to JLL’s Project Managers regarding project cost proposals and benchmarking.

Our requirements

  • min. 5 years of experience of projects procurement, sourcing and contractor cost negotiations, ideally gained from a large program of multiple small construction projects.

  • Excellent knowledge of the small projects construction supply chain.

  • min. 5 years of experience of working for a General Contractor acting as principal, with responsibility for developing fixed price lump sum project cost proposals.

  • min. 5 years of experience of developing project cost proposals for multiple construction projects simultaneously for large corporate clients; ideally fast track office fit-out, commercial refurbishment and M&E upgrade projects.

  • Excellent written and verbal English language skills. Fluent Polish.

  • Min. Bachelor’s degree in a numerate and / or engineering discipline.

  • Outstanding negotiation skills.

  • Excellent problem solving.

  • Ability to manage multiple work assignments simultaneously, manage multiple or conflicting priorities, and handle a high-pressure working environment.

  • Outstanding client relationship management skills with great client focus.

  • Strong analytical ability and attention to detail.

  • Excellent numerical, commercial and financial acumen.

  • Advanced Excel skills with good Word, Powerpoint and Microsoft Project skills.
